A Note About Development

It usually takes between 3-5 years to plan a huge development from the beginning to the start of construction, and it takes about 1-2 years to plan a small to medium size development.  We are currently seeing a lot of projects out for bid that began their planning phase 2-4 years ago.  We are seeing a small amount of projects start the planning phase now, which is a positive point for development in our region. Small business owners are connecting with companies that can help them take advantage of the benefits and offerings of this economic condition for starting a project in today’s economy. 

Companies that cut costs quickly when the economy took a turn and found they have start operating more efficiently with a smaller staff, are now looking to grow their business and take advantage of the opportunities that come along with this economic condition.  There are always opportunities no matter what the economic condition.   For example right now money is still cheap to borrow, prices for building materials are still low (however they are starting to increase), inflation hasn’t hit yet to drive up costs, and there are numerous economic programs available for assistance.

In regards to the commercial market, small business owners, who have been saving during the last couple of years, are looking to expand into a space of their own.  So they are looking for ownership or bigger spaces in order to expand their business.  On the flip side, many larger businesses are looking for smaller spaces. Most of the larger companies are renegotiating their leases to more favorable conditions, which can be a win-win for both the tenant and the landlord.  The landlord secures the tenant in the space for a longer period of time and the tenant receives a better rental rate.
